Leases
We write, review, negotiate and enforce leases of land for landlords and tenants: farm leases, grazing leases and commercial leases.
For a farm lease we address cash rent or crop share, the term and renewal, and who pays for irrigation and improvements. For a grazing lease we address animal units, the season of use, fences and water, and any federal grazing permit that goes with the base property. A commercial lease is usually written on the landlord’s form, and for a tenant we review it before signing and negotiate rent adjustments, renewal options, maintenance, insurance and assignment.
We also represent landowners negotiating wind, solar and transmission line agreements. When a lease is breached, we enforce it or defend the claim.
